Faucets and soap dispensers must meet ada reach range and mounting height requirements. Obstructions at side reaches are limited to a height of 34. And it will be considered accessible. The ada regulations state that the operating parts of a faucet must be no higher than 48 from the ground if the area is free from obstructions.

Clear floor space is required in front of the door. Doors with 32 inches of clear opening width when a sliding door is fully opened or a hinged door is open 90 degrees. Handles mounted on the base of the faucet will help ensure the installation meets this height requirement. Obstructed forward approach reach range if you must reach over an obstruction such as a counter a drinking fountain or other element using a forward approach a knee space is required.

These regulations adopted revised enforceable accessibility standards called the 2010 ada standards for accessible design 2010 standards or standards. If the clear floor space only allows forward approach to an object the maximum high forward reach allowed shall be 48 in 1220 mm. The maximum high reach is reduced to 46 when the reach over an obstruction is deeper than 10 to a maximum of 24. Lavatories shall be mounted with the rim or counter surface no higher than 34 in 865 mm above the finish floor.

If side mounted the reach must be between 9 inches and 54 inches. If a knee space is provided and the object that you are reaching for is located no more than 20 from the edge of the counter the object must be mounted no higher than 48 a f f. The minimum low forward reach is 15 in 380 mm. When the reach depth is over 20 inches deep a reach range of 44 inches applies.

The department of justice published revised regulations for titles ii and iii of the americans with disabilities act of 1990 ada in the federal register on september 15 2010. The faucet must be within 15 inches to 48 inches of forward reach. In transfer type shower compartments the controls faucets and shower spray unit shall be installed on the side wall opposite the seat 38 inches 965 mm minimum and 48 inches 1220 mm maximum above the shower floor and shall be located on the control wall 15 inches 380 mm maximum from the centerline of the seat toward the shower opening. Provide a clearance of at least 29 in 735 mm above the finish floor to the bottom of the apron.
